Is Property Management Worth It for a Small Brooklyn Landlord?

The cost-vs-benefit math for a two- to four-family brownstone, at 2026 Park Slope and Windsor Terrace rents.

By Dominic Marshall · Published · Last updated: · Owner guide

Property management is usually worth it for a small Brooklyn landlord when the fee costs less than the time, vacancy and missed-deadline risk it takes off your hands, and usually not worth it if you live in the building, have time and already know the city's rules. At published NYC ranges of 8% to 10% of collected rent for full service, a year of management costs about one month's rent (0.96 to 1.2 months), which is about $4,987 to $6,234 a year on one Park Slope two-bedroom.

What does the math look like for a Park Slope or Windsor Terrace brownstone?

Compare one year of fees with what they are meant to protect. The fee figures are published ranges from New York City property management firms as of October 2026, not quotes; the rent is StreetEasy's September 2026 median asking rent for a Park Slope two-bedroom, $5,195. One rental unit at $5,195 a month: what a year of fees is weighed against
ItemAmountBasis
Management fee at 8% of collected rent$416 a month, $4,987 a yearPer unit, rented all 12 months ($62,340 × 8%)
Management fee at 10% of collected rent$520 a month, $6,234 a yearPer unit, rented all 12 months ($62,340 × 10%)
Leasing fee when a new tenant signs$2,598 to $5,195Per new lease, 50-100% of one month (published range)
One month of vacancy$5,195Per unit, one month of lost rent
Possible HPD failure-to-register penalty$500 to $1,500Per building, multiple dwelling of five units or fewer (HPD)
Possible penalty for a late gas piping certification (Local Law 152)$5,000Per building; one- and two-family homes exempt (DOB)

Math: $5,195 × 12 = $62,340 a year. Monthly fees and the leasing fee are rounded to the dollar ($415.60, $519.50 and $2,597.50). 8% × 12 months = 0.96 months of rent; 10% × 12 = 1.2 months. A fee charged on rent due rather than collected can cost more in a vacant month, so ask which one a contract uses.

Put simply: if a manager would shorten your vacancies by about a month a year, keep you clear of one city penalty, or free up time you value more than the fee, it can pay for itself. If none of those apply to you, it probably won't.

What does a property management company actually do day to day?

Mostly the recurring work: collecting rent and following up when it is late, answering tenant calls, dispatching and paying vendors, sending monthly owner statements, and tracking renewals and city deadlines. Leasing a vacant unit, larger repairs and court work are often billed separately, so check what is in the base fee.

  • Rent collection, late notices and the security deposit records state law requires.
  • Repair requests, after-hours emergencies and heat-season complaints.
  • Renewal offers and, where they apply, the Good Cause Eviction notices.
  • HPD registration, annual notices and inspections, as applicable.

When is property management not worth it?

Usually when you live in the building or nearby, rent one or two units to long-term tenants, and have the time and vendors to handle calls yourself. A Windsor Terrace owner in a two-family house who already answers the occasional repair call may spend less time than the fee is worth. Even then, the city's rules apply either way.

Is property management worth it if I live out of state?

Distance is one of the strongest reasons to hire. For a building with three or more apartments, HPD says the managing agent must be a person over 21 who lives in New York City or regularly works from an office there, and the registration must list a greater-metro phone number where an owner or agent can be reached at all times. An owner who meets the test can be their own agent; an owner who lives elsewhere generally needs someone local.

What hidden fees do property managers charge?

The common add-ons are lease renewal fees, markups on contractor invoices, one-time setup fees and full fees on vacant units. Published NYC ranges as of October 2026 include $150-$400 per renewal, 10-15% markups on repair invoices and $250-$500 per unit for setup. Ask for the full written schedule and add up a typical year before deciding whether management is worth it.

Can I switch property managers mid-lease?

Generally yes, because your tenant's lease is with you, not the manager, so it stays in force. The management agreement sets the notice period and any termination fee. Plan the handover of leases, keys, records and security deposits, and update your HPD registration: HPD says registration information must be amended within 5 days of a change in the managing agent's information.

What happens in the first 30 days after hiring a manager?

Expect a handover. The manager collects copies of leases, deposit records, vendor contacts, keys and open violations, tells tenants where to pay rent and whom to call, and checks upcoming renewals and deadlines. If the building registers with HPD, the new managing agent is added and signs the registration.

How do I decide?

  1. Price one year of fees on your actual rents, using written quotes.
  2. Estimate your own hours: rent, repairs, leasing, renewals and filings.
  3. List the deadlines your building has, from the compliance calendar for small buildings.
  4. Check how far you live from the building and who answers at 2 a.m.
  5. Interview with the checklist for choosing a manager in Brooklyn.

Frequently asked questions

How much does a property manager cost in Brooklyn?

Published ranges from New York City property management firms, as of October 2026, run from about 4% to 12% of collected rent, with 8-10% most common for full service, plus a leasing fee of 50-100% of one month's rent per new tenant. See our Park Slope and Windsor Terrace cost guide.

Do property managers work with out-of-state owners?

Yes. For a building with three or more apartments, HPD says the managing agent must live in New York City or regularly work from an office there, so an owner based elsewhere generally needs a local agent. HPD also requires a greater-metro phone number where the owner or agent can be reached at all times.

Who pays the broker fee when a manager rents my apartment?

Generally you do. Since June 11, 2025, the FARE Act bars a broker who represents the landlord from charging the tenant a fee, according to NYC DCWP.

Is it worth hiring a manager for one rental unit in my house?

It can be, if you travel, work long hours or would rather not handle leasing and repairs. If you live upstairs and have time, self-managing often costs less; the city's rules apply either way.
