Condo & co-op unit management for owners
We manage your unit and your rental, working within your building's rules.
Brooklyn · Queens · Long Island · Updated October 2026
Windsor Fine Properties manages individual condo and co-op units for their owners in Brooklyn, Queens and Long Island. We manage your unit or your rental: leasing, board application packages, rent collection, repairs inside the unit and monthly statements. We do not manage condo or co-op boards, homeowners associations (HOAs) or any other association.
What we manage, and what we don't
We manage: your individual condo or co-op unit, and your rental of it, on your behalf as the unit owner.
We don't manage: condo boards, co-op boards, homeowners associations (HOAs) or any other association, and we don't act as a building's managing agent. Your building keeps its own managing agent; we deal with them for you.
What's specific about renting out a condo or co-op unit?
- The building's rules come first. Co-ops often limit or condition subletting through the proprietary lease and house rules, and condo bylaws often include leasing rules or a board review. We read your building's rules before marketing the unit.
- Board packages. Many buildings require an application package for a new tenant. We assemble it with the tenant and submit it to the managing agent.
- Move-ins and contractors. Buildings commonly set move-in hours, elevator reservations and insurance certificates for movers and contractors. We schedule around them.
- Inside the unit vs. the building. The board generally handles the building's systems and common areas; the unit owner handles what is inside the unit. When something crosses that line, like a leak from the unit above, we work it through with the managing agent.
- Owners who live elsewhere. Many unit owners live out of state or overseas. You get monthly statements through a secure owner portal, and every invoice is checked before it is paid.
Which rules commonly apply?
- An individual condo or co-op unit owner does not register with HPD. The building's board handles property registration for the building.
- NYC's lead-based paint law (Local Law 1) covers condo and co-op units that are not occupied by the owner or the owner's family, so a rented unit in an older building can carry its own notice and turnover duties. We confirm with the managing agent who handles what.
- Security deposits for most residential leases in New York State are limited to one month's rent, and for non-regulated units the deposit must be returned within 14 days of move-out with an itemized statement.

Brooklyn: co-ops and condos in Park Slope, prewar co-op buildings along Ocean Parkway in Kensington and along Shore Road in Bay Ridge, and units in Midwood, Sheepshead Bay, Brooklyn Heights and DUMBO.
Queens: co-ops and condos in Forest Hills, Jackson Heights, Kew Gardens, Bayside and Long Island City.
Long Island: condo units in Nassau County and Suffolk County. If your home is in a community with an HOA or condo association, we can manage your home or unit within the association's rules, but we don't manage the association itself.
Condo & co-op units: frequently asked questions
Do you manage condo or co-op boards?
No. We manage individual units and their rentals for unit owners. We do not manage condo boards, co-op boards, homeowners associations (HOAs) or other associations, and we don't act as a building's managing agent.
Can you handle my co-op's sublet application?
Yes. We prepare the application package with your tenant and submit it to the building's managing agent, following your co-op's rules. Whether a sublet is allowed is up to your co-op's proprietary lease, house rules and board.
Who fixes a leak in my unit?
It depends on where it starts. Repairs inside your unit are generally the owner's responsibility, and we handle them through insured vendors. Building systems and common areas are generally the board's. When a leak crosses that line, we work it through with the managing agent.
Do I need to register my condo with HPD?
No. HPD registration for a condo or co-op building is handled by the board, not by individual unit owners.
I live out of state. Can you still manage my unit?
Yes. Many unit owners live out of state or overseas. You get monthly statements through a secure owner portal, and every invoice is checked before it is paid.
